Preventive Maintenance - AC System

With our 21-point A/C system tune-up we will:

1. Check refrigerant operating pressures]
2. Check wires & connections at all electrical components
3. Check condition of the condensing coil
4. Water-wash condensing coil
5. Check temperature increase across condensing coil
6. Check amp draw on the condensing fan motor
7. Check amp draw on the compressor
8. Lubricate any moving parts (if applicable)
9. Check return air static pressure to ensure proper air flow through the duct system
10. Check return air for leaks connected to empty wall areas & attic
11. Check blower motor amp draw and blower wheel for condition/cleanliness
12. Check condition of evaporator coil
13. Check primary pan for rust & debris
14. Check condensate lines for proper pitch and ensure lines are clear of debris
15. Check temperature drop across evaporator coil (should be between 18˚-20˚)
16. Check air filters for cleanliness
17. Check thermostat for temperature accuracy & operation
18. Check static pressure on the supply air side of the duct system to ensure proper airflow
19. Visual inspection on supply air ducts (to look for “kinks” that might restrict the airflow & allow leaks to the attic)
20. Calculate compressors compression ratio for efficient operation
21. Provide homeowner with a comprehensive analysis of the equipment's condition along with recommendations on how to improve energy efficiency & extend equipment life
